How much does premium apartment renovation cost in Vilnius?

Old construction (Soviet/pre-war): ESSENTIAL from 399 €/m², CUSTOM from 599 €/m², LIMITED from 999 €/m². New construction fit-out: ESSENTIAL from 299 €/m², CUSTOM from 499 €/m², LIMITED from 899 €/m². All prices include labor, materials, civil liability insurance, 5–10 year warranty, and a fixed-price contract.

Can the price change during the project?

No. MEBA's fixed-price contract locks the total at signing. The price does not change due to material price fluctuations, increased work complexity, or hidden conditions discovered during demolition. The only additional line items are change orders explicitly requested by the client, formalized in a signed addendum.

Are there hidden fees?

No. The fixed-price contract includes labor, materials, transport, storage, waste removal, civil liability insurance, warranty, and project management. The only extra items are client-initiated change orders. Pre-construction discovery (site visit, scoping) is a separate 80 € fee that is credited toward the final contract if MEBA is selected.

How does payment work?

Standard payment schedule: 30% at contract signing, 25% at the start of finishing work, 25% at 75% completion, 15% before final handover, 5% after final handover. All payments via bank transfer against MEBA invoices. VAT (21%) itemized separately.

What about the 80 € site visit fee?

MEBA charges 80 € for the first on-site measurement and scoping visit. This is a quality filter — only serious clients pay it, and it lets Markas Barilo (Director) personally measure, photograph, and scope the work. If you choose MEBA, the 80 € is credited toward the final contract.
