Process
11 steps. Zero surprises.
From first email to keys in your hand — and through 10 years of warranty. Every step planned. Every step documented.
Short answer
What is the MEBA renovation process from first contact to keys?
11 fixed steps: first email (orientation), paid site visit (80 €), proposal (28-day validity), detailed bill of quantities, fixed-price contract, execution (3–4 months for 60–80 m²), stage-by-stage acceptance with photo documentation, key handover, 14-day defect list, 5–10 year warranty service, and an anniversary check-in. Markas Barilo is the single point of contact for the entire process.
- 01
First email or call
Tell us about your apartment and goals. We respond with an orientation investment range within 24 hours.
- 02
Paid site visit (80 €)
Markas Barilo (Director) personally measures, photographs, and scopes the apartment. The 80 € is credited toward the final contract if you choose MEBA.
- 03
Proposal
A 2-page commercial document specifying the package (ESSENTIAL/CUSTOM/LIMITED), investment range, and validity (28 days).
- 04
Detailed bill of quantities
Line-by-line breakdown of every trade, material, and quantity. Transparent — you can sanity-check every line.
- 05
Fixed-price contract
Total sum locked. Legal basis: Lithuanian Civil Code 6.665 and 6.687. Includes warranty terms and civil liability insurance certificate.
- 06
Execution
Typical 60–80 m² apartment: 3–4 months. MEBA hires and coordinates all sub-trades. One project manager for the entire project.
- 07
Stage acceptance with photos
Hidden work (electrical, plumbing, waterproofing) is photo-documented at each stage. Client signs off before the next stage starts.
- 08
Final handover
Keys, all documents (warranty certificate, insurance policy, materials list, system schemes, photo documentation, maintenance instructions).
- 09
Post-handover defect list (14 days)
You spot anything within 14 days, MEBA fixes it within the warranty terms — no questions.
- 10
Warranty service (5–10 years)
Defect reports answered within 5 business days, fixed within 14 days. Urgent issues (water, electrical, security) within 24 hours.
- 11
Anniversary check-in
After the first year, MEBA reaches out for a check-in. Not a sales call — a quality-control loop.
FAQ — Process
- What is the typical timeline for a Vilnius apartment renovation?
- From contract signing to handover: 3–4 months for a 60–80 m² apartment. Add 2–4 weeks before that for design finalization and material ordering. Premium renovators (including MEBA) are typically booked 2–3 months in advance, so getting in early matters.
- How soon after signing does work start?
- Typically 2–4 weeks after contract signing. That window is used for finalizing detailed drawings, ordering long-lead materials, and assembling the crew. Rush projects are possible with a surcharge.
- Can I live in the apartment during the renovation?
- Not during the first 4–6 weeks (intensive demolition, dust, noise). During the finishing stage (last month) it is possible but uncomfortable — work hours are 7:00–19:00. Most clients rent temporary housing during the work.
- Who is the single point of contact?
- Markas Barilo, Director and Project Lead, is the single point of contact for the entire project — from first meeting through 5–10 year warranty period. No hand-offs to junior PMs, no “who are you again” conversations.
